Overview: Caltha LLP performed a Phase 1 Environmental Site Assessment for a multi-parcel property located in Minneapolis, Minnesota. This assessment was conducted on behalf of a prospective buyer. The primary objective of the Phase 1 ESA was to ascertain whether any historical uses of the property were classified as "environmentally sensitive uses," which could potentially affect its redevelopment. The property has a documented history of development dating back to at least 1886, encompassing both residential and commercial activities. Historical records revealed previous uses as a filling station, a dry cleaner, and a painting operation, all of which are considered potential risks for site contamination.
The Phase 1 environmental assessment also encompassed a Tier I Vapor Encroachment Screening Assessment, conducted in accordance with ASTM Standard E2600-10. The assessment identified several current and historical vapor sources in the vicinity. It evaluated which of these sources, if any, might pose a potential soil vapor encroachment risk to the property under evaluation.
